Our HVAC system was actually in good condition.
We had all our inspections done prior to purchasing our home.
The HVAC inspector warned us that our HVAC system was quite old and we would be lucky if it lasted us for a year.
The HVAC inspector was mostly concerned with the air conditioning unit. He said he didn’t think it would be able to keep us cool for the entire first season we were in the house. My husband was concerned about buying a house and then immediately needing to put several thousand dollars into a new HVAC system. We called the local HVAC company and asked them to come out and inspect the HVAC system. The HVAC tech looked at the furnace and the air conditioning. He put some coolant into the AC unit after doing a thorough cleaning and told us that he couldn’t find any reason for the air conditioning unit to not last for a couple years. He said the furnace and the air conditioning unit were both extremely dirty. They hadn’t been serviced in quite a while. He installed new air filters and suggested we make an appointment to have the ductwork cleaned before using the system. We were thrilled to find out that we wouldn’t need to make such a large investment for a new HVAC system, so quickly after buying the house. My husband’s mind was put at ease, and we began enjoying our home. He actually feels a bit guilty because we pushed to have the cost of a new HVAC system taken off the selling price. Now, we find out that we don’t need to have a new HVAC system installed.
