Buying a new beach house can sometimes be a shot in the dark. People can disguise problems they may be having, & leave them for the unsuspecting buyer. Without a good inspector, you may not think you have a concern until it happens. I bought a beach house various years ago. The seller’s realtor ordered a Heating, Ventilation, & A/C inspection corporation to come in & inspect the entire Heating, Ventilation, & A/C system. He left his professional opinion of the Heating, Ventilation, & A/C proposal on his letterhead & charged her nothing. I should have known that a simple letterhead with hand written problems was a bit suspect. The N/C on the bottom sealed it for me, but I was hoping the realtor had better morals than to lie to me. I wasn’t in the beach house for more than a month when I had to turn on the cooling system. It worked for one afternoon, & then it died. I called the Heating, Ventilation, & A/C supplier that was on the paperwork I had. He came over to the beach house that same afternoon. He shook his head & told me he had told the old owner that she needed a new Heating, Ventilation, & A/C system. He couldn’t think I hadn’t told her I wanted the Heating, Ventilation, & A/C proposal replaced or the price of a new Heating, Ventilation, & A/C proposal taken off the price, before I bought the house. I showed him the paperwork I had been given. It was the letterhead of the Heating, Ventilation, & A/C inspection corporation. He shrugged & said he had never heard of him. When he called the phone number on the letterhead, it went to a woman’s phone, & she said that it was her spouse, & he was a mechanic. He knew nothing about Heating, Ventilation, & A/C.

I did my best to convince her she had to have at least a new oil furnace since Wintertide would soon be here, but she refused. She kept telling me that as long as this one was running; she would not replace it. I wasn’t sure what I was going to say after that one, but I knew I had to try. I asked her what I had to do to convince her that a new oil furnace was a necessity. The one she had would not make it through another winter. She told me she wanted a professional to tell her. I had to laugh because I was a Heating, Ventilation, & A/C serviceman. I was not only a serviceman, but I was getting my own supplier. I reminded her of this, & she blew me off. I called a coworker & one man who was going to go into my new company venture with me. He came over to the beach house & told her she was going to need a new oil furnace. She told him to give her a quote so she could bargain with him. Once she got the quote, it took her an ninth to get him down various hundred dollars & to include free air filters & a 2-year repair & repair agreement.

When Springtime arrived, I knew it was time to clean-up and declutter the house.

My spouse was a pack rodent and all of his ‘stuff’ was quickly invading my living area. My tables were overcrowded, and all of us barely had space to eat. The home office island didn’t have enough space to use for meal prep. I was ready to toss everything out, and that is just what I did. When he was away on a fishing trip, I grabbed trash bags and got rid of all the junk that was lying around. While cleaning the junk away, I also cleaned out the air vents. At night, I adore to have it cooler in the bedroom. I adore sitting in bed and enjoying TV before I go to sleep. My wife cares about it a little warmer at night. Both of us always handled that by putting an electric blanket on her side of the bed. She had the control unit right next to her, and she could change the temperature so she was warm. She now puts the control unit up to seventy at night. If it was just the heat coming from air vents, I could take off the blankets. With radiant heat, it transferred the heat from the floor to everything that touches it. That means the radiant heat goes into the bed and directly to me.

Ever since she had study about Feng Shui, she thought everyone should live that way.

She moved her bedroom, hoping to get better karma between herself and her spouse. Last week, she was trying to tell me how I should move the furniture in my home office so I could get better energy. I was ecstatic with the energy in the home office, and every other room in my home. The only problem I had with my lake house was that I needed a new Heating as well as Air Conditioning system. However, I should not even have to think about new heat and cooling system systems for at least a decade. This is literally brand new.

One thing that I figured out is great for your central heating & a/c method equipment is to literally clean it every so often. I know that may not make sense or sound crazy, although I have found by washing our central heating & a/c method with the hose after storms & it getting all dirty really helps it function better! What people don’t realise is that dirt & things can eventually get into the central heating & a/c method unit, & cause concerns like jamming up the fan for instance. If the fan of your central heating & a/c method gets jammed, that will mean that your heating & a/c will hastily stop laboring all together. This will then require you to call your local heat & A/C supplier & have them send out a certified heating & cooling specialist to perform some extreme Heating, Ventilation and A/C repair which in turn could cost you currency & supply you a bill that you do not want to deal with. I have never had such a thing happen since I started washing our central heating & a/c method with the hose every few months. Or even every month if we are in a season with lots of storms. So I highly request you do the same thing if you already do not know this & do it. This little tip will help prolong the life of your central heating & a/c method & prevent unneeded Heating, Ventilation and A/C repair.
